Following a facility wide roof condition assessment report, it was noted that significant moisture infiltration was occurring throughout each roof. A thermographic infrared roof scan was subsequently completed, confirming severe amounts of water trapped within the roof systems. Due to the size and complexity of the facility, Tektum developed a 4-phase roof replacement to remediate the saturated and failing roof system.

PROJECT GOALS

  • Minimize disruption to the facilities operations.

  • Design a roof system free of any hot work procedures.

  • Rework to existing details which led to the earlier failure of the existing roof.

MULTI-YEAR ROOF ASSET REMEDIATION

With the knowledge that their current roofing assemblies were holding significant amounts of water, the long-term care facility’s team looked to Tektum for help developing a proper action plan. Tektum created multiple comprehensive roof replacement options, designs, and budget plans to ensure the Owner was provided with all options to make a proper and informed decision. A 4-year phased project was developed and specified. With the scope of work clearly defined and set out, the Owner was able to confidently select a successful prequalified bidder for the project.
