After an initial phase of roof replacement to a large multi-facility condominium complex was completed, severe concerns were presented by the Owner and Property Management firm. As a result, Tektum Consulting Group was obtained to review both the past work as well as the proposed plan to continue the remaining phases of the project. The concerns held by the Owners were confirmed following the initial review of the work completed on site.
Tektum was brought on board to move the project forward into the next phases. Through additional destructive testing, it was noted that severe degradation to the exterior parapet walls were also a source of water infiltration. By taking the time to properly assess all aspects of the existing conditions, a design was put into place to not only address the roofing-related issues, but also those uncovered throughout the exterior wall. This prevented significant funds being spent by the Owner, which would not have resulted in stopping the water infiltration concerns.
